About COI Tracker
What this is
COI Tracker is certificate of insurance tracking software for businesses that collect COIs from vendors. It replaces the spreadsheet-and-email workflow most small teams start with and eventually outgrow.
You add your vendors and their certificate expiry dates. The system emails you reminders 30, 14, and 7 days before each certificate lapses. When a renewal is due, one click sends the vendor a request from your email address asking for the updated certificate. Replies go to you, not to us.
Certificates can be uploaded as PDFs and stored securely. Every file lives in a private bucket, accessible only through short-lived signed URLs. Your data is isolated at the database level via row-level security.
Who this is for
Property managers, general contractors, facility managers, commercial landlords, restaurant operators, and bookkeepers. Anyone who tracks vendor insurance and is currently doing it in a spreadsheet, email folder, or filing cabinet.
Who built it
COI Tracker is built and run by Pavneet Singh Gill, a solo developer based in Surrey, British Columbia, Canada. There is no sales team and no support department. If you reply to any email from COI Tracker, you reach Pavneet directly.
Why it exists
Every property manager and contractor has the same problem: vendor COIs expire, nobody notices until there is an incident or an audit, and then everyone scrambles. A spreadsheet cannot email you before something lapses. COI Tracker can.
The product solves one problem well. It is not a document management system, not an insurance broker, and not legal advice.
