FAQ — Commercial landlords

Can I require COIs from tenants directly through the system?

You add each tenant as a "vendor" with the relevant policy expiry date, and "Request Update" sends the renewal email from your name. The tenant replies with the cert; you upload the PDF; reminders restart. Same workflow as direct vendors.

Does the system check Additional Insured language?

You store the full PDF on every row, so the AI endorsement is one click away for visual check. Auto-parsing of certificate text isn’t live yet — manual review of the endorsement is still required.

What about Tenant Improvement contractors who are short-term?

Add them as vendors with the project end-date as the expiry. When the work wraps, archive the row. Many landlords keep a "TI – completed" dashboard for record-keeping.

Can I run this across a portfolio of buildings?

Yes — most multi-property landlords name each vendor with the property prefix ("Building 100 – Acme Cleaning"). Growth+ CSV import handles the bulk load; Pro adds team members for property-specific access.
