The job
Standard commercial leases require GL, property, and AI-naming endorsements. Without automated tracking, the requirement exists on paper but lapses constantly in practice.
When a tenant hires a build-out contractor or moving company, that vendor’s COI is your problem too. A handful of tenants can mean thirty contractors a year stepping onto the property.
Property carriers conduct loss-control inspections; failure to maintain tenant COIs is a common citation. Automated reminders close the gap before the carrier visit.
Typical vendors commercial landlords track
You add each tenant as a "vendor" with the relevant policy expiry date, and "Request Update" sends the renewal email from your name. The tenant replies with the cert; you add it with its new date and reminders follow that date. Same workflow as direct vendors.

Yes, using a naming convention: give each vendor a property prefix ("Building 100 – Acme Cleaning") and filter the dashboard by that prefix. There is no separate per-building object today. Growth+ CSV import handles the bulk load.
